Adobe to bring Retina support to Photoshop CS6 and more

Adobe has finally elaborated and expanded upon their previous pledge of bringing Photoshop to the Retina MacBook Pro "this year", bringing the target date down to a more proximate "this fall". And what's more, it won't just be Photoshop CS6 that's getting the Retina -- or more generically, HiDPI -- support.

In the first of two announcements, Tom Hogarty posted on the Photoshop blog.

The Photoshop and Lightroom teams are pleased to announce we will provide support for HiDPI displays in the coming months, including the Retina Display available on the new MacBook Pro. Supporting this new technology requires significant work by our product teams and we?re committed to provided a free update to all Photoshop CS6 customers this Fall and Lightroom 4 as soon as the work is complete. Please note that Creative Cloud members will receive Photoshop updates more frequently and receive this update in advance of updates for non-members. While Photoshop, Photoshop Touch and Lightroom will be joining Adobe Ideas in their support of HiDPI Retina Displays, Photoshop Elements will not fully support HiDPI displays in the immediate future however the team is investigating the effort required to support these new displays.

HiDPI support on Photoshop for the Retina MacBook Pro is something we discussed extensively on our Iterate round table podcast. Because Adobe uses custom interface elements, they're currently stuck @1x on the @2x Retina MacBook Pro, and as any iPhone 4S or iPad 3 or later user knows, standard resolution apps look noticeably worse on Retina displays than they do on standard displays. Photoshop perhaps worse than most.

Since a lot of early Retina MacBook Pro adopters are also tend to be designers and developers, or otherwise pixel-sensitive, Photoshop-using fussy, complainer types like yours truly, the sooner Adobe can get a Retina version of their app in our hands, the better. I'm using Creative Cloud now, and I'll be checking and rechecking until it arrives.

Hopefully Adobe's launch data gets even more specific, and more proximate, soon.

How average quakes may turn into giants

Average earthquakes may turn into mega-quakes when rock in a fault weakens much the same way ice does under ice skates, researchers say.

The finding by two researchers at the Scripps Institution of Oceanography at the University of California, San Diego, is based on past research on the friction between rocks in an earthquake fault. Their study confirmed that rock can develop weak points under pressure and suggests that the consequent drop in friction could help release energy. ?

Previous research suggested that during earthquakes, friction between rocks in specific areas of fault zones rapidly lessens, much the way ice skate blades reduce friction by melting icy surfaces as they glide over them. Such a phenomenon could help solve a longstanding mystery: why major fault zones such as the San Andreas Fault generate so little heat from the grinding of rocks compared with the magnitude of the earthquakes they produce.

"The process allows highly stressed areas to rapidly break down, acting like the weakest links in the chain," said researcher Kevin Brown. "Even initially stable regions of a fault can experience runaway slip by this process if they are pushed at velocities above a key tipping point."

This drop in friction also could help faults release energy. "This may be relevant for how you get from large earthquakes to giant earthquakes," Brown said.

For instance, when it came to the magnitude 9.0 earthquake that devastated Japan in 2011, "we thought that large patches of the fault were just creeping along at a constant rate. Then, all of a sudden, they were activated and slipped to produce a mega-earthquake that produced a giant tsunami."

To learn more about these locations of weakness, the researchers conducted lab experiments mimicking earthquake processes, in which they ground rock samples in a lathe and monitored the amount of friction and heating it produced.

They discovered that at specific temperatures, "melt welts" ? points of weakness in the rock ? could indeed form, causing extreme drops in friction.

"The onset of weakening was found to be associated with formation of small but visible streaks of molten rock," said researcher Yuri Fialko, a geophysicist at Scripps.

"It was surprising because previous studies have suggested just the opposite ? namely, that the melt streaks begin to form when the sliding surface becomes stronger, rather than weaker.

Maine environmentalists praise new MPG rules

AUGUSTA, Maine (AP) ? Maine environmentalists celebrated the adoption of new federal regulations that will nearly double the average gas mileage of new cars and trucks by 2025, calling them a major step toward reducing global warming while saving consumers hundreds of millions of dollars in reduced fuel costs.

"Future generations may well look back on today as a decisive step toward breaking our destructive oil addiction," said Emily Figdor, director of Environment Maine.

The regulations finalized Tuesday by the Obama administration require the fleet of new cars and trucks to average 54.5 miles per gallon in 13 years, up from 28.6 mpg at the end of last year. President Barack Obama said in a statement that the new fuel standards "represent the single most important step" his administration has taken to reduce U.S. dependence on foreign oil, a claim echoed by environmental groups in Maine.

Lisa Pohlmann, executive director of the Natural Resources Council of Maine, said the regulations will not only lesson America's oil thirst, but also cut gasoline costs in half, lower emissions of global warming pollution and create hundreds of thousands of new jobs.

"These standards show that companies, workers, government, consumer and conservation interests can work together and find solutions to the biggest problems that face us today," Pohlmann said.

Adam Lee, president of the Lee Auto Malls chain of car dealerships, said the appearance of more fuel-efficient vehicles will save Maine drivers 195 million gallons of gasoline and $610 million a year when the standards take full effect.

Lee, also board chairman of the statewide energy-conservation effort Efficiency Maine, added that the new standards will spur innovation and put people to work. He cited a study by the BlueGreen Alliance, a mix of unions and environmental organizations, that estimates 570,000 jobs could be created by the fuel efficiency standards as they spark auto industry investments and consumer savings.

Environment Maine's Figdor said Maine played a role in prompting the new standards. Long before Obama took office, California, Maine and 12 other states were developing and implementing their own state-level clean car standards, she noted.

TAMPA, Fla. (AP) ? With the Republican National Convention at last in full-throated roar, nominee Mitt Romney and his team reached out Wednesday to connect with critical voting groups ? veterans, Hispanics and women ? while gleefully mocking the man he is out to defeat in November.

Romney himself was ducking out of his own convention in Tampa to address the American Legion Convention in Indianapolis. Sen. Marco Rubio, R-Fla., a top Hispanic voice in the GOP, made the round of morning talk shows to defend the GOP nominee's policies. And Ann Romney and Janna Ryan, the wife of Romney's running mate, teamed up to headline a "Women for Romney" fundraiser.

At the women's event, Mrs. Romney offered her husband as "the one person who is going to turn this country around," and promised that her husband would keep in mind the needs of women and families, if elected. Later, she attended a Latino Coalition lunch, where son Craig addressed guests in Spanish, and described his father as "a man you can trust."

Mrs. Romney told the Latino crowd that Democrats try to make it look like Republicans "don't care about this community. That's not true. We very much care about this community."

Latinos, she said, "are mistaken if they think they are going to be better off" if President Barack Obama wins re-election, she said.

The politics played out as Hurricane Isaac blew ashore on the Gulf Coast, casting uncertainty into a convention that scrubbed the first day of events out of fear it would swipe Tampa. Officials in Louisiana said that as of midday Wednesday, New Orleans' flood protection system was holding up as Isaac moved through the area.

Romney was considering whether to visit the Gulf Coast after Isaac moves through, but no decision had been made.

The main draw for Wednesday night's convention session is vice presidential candidate Paul Ryan, the 42-year-old Wisconsin congressman and author of a tough budget that remakes the way the government spends money.

"I think people are going to like what they see because we are offering specific, bold solutions to get people back to work, to get this country back on the right track," Ryan said in a taped interview with WTMJ-TV in Milwaukee. He acknowledged having a stricter anti-abortion stance than Romney, but said he's comfortable with the GOP nominee's position "because it's a vast improvement on the status quo."

Rubio, interviewed on "CBS This Morning," held out Ryan as a serious policy thinker who's "going to have a bunch of new fans across this country" after he speaks.

Obama's re-election campaign released an online video casting Ryan, who is hugely popular with conservatives, as a politician from a "bygone era" whose budget proposals threaten Medicare and would gut funding for Planned Parenthood.

A poll by the Pew Research Center and The Washington Post found Americans deeply divided about Ryan, whom they described as conservative, intelligent, fake, phony.

Romney's nomination now official, he was free at last to start dipping into his general-election pot of campaign cash.

"We're excited that now he's going to be able to spend money, both in English and in Spanish, to explain to people how his policies will help grow the economy, help small business, help people have the confidence to invest in the future," Rubio said."

To ensure the cash keeps rolling in, Ann Romney emailed supporters a fundraising appeal that echoed her Tuesday night speech to the convention.

"This man will not fail," she promised in the plea.

Obama, for his part, was courting another key voting group ? young voters ? with a second day of campaigning in college towns. He had hoped to speak on the University of Virginia campus, but the school rejected that idea, saying it would disrupt classes on the second day of the semester. He'll speak in an off-campus pavilion instead.

The latest economic news suggested weak growth in the second half of the year, fodder for Republicans who blame Obama for the sluggish recovery. The U.S. economy grew at a tepid 1.7 percent annual rate in the April-June quarter, the government reported Wednesday, a bit better than expected due to slightly stronger consumer spending and greater exports.

The GOP's outreach effort went into full gear after Ann Romney offered convention delegates ? and a national TV audience ? a soft-sided portrayal of the Republican candidate in her convention address. Her appearance was paired with a parade of gleeful Obama-bashers as the GOP seized its moment after days of worry about the hurricane.

Beyond Ryan, Wednesday's lineup includes 2008 Republican presidential candidate John McCain and former Secretary of State Condoleezza Rice. Romney speaks Thursday night to bring down the curtain-closing balloons. Obama's Democratic National Convention follows next week in Charlotte, N.C.

Rice, warming up for her speech, said the voice of the United States in world affairs "has been muted" under this president, creating a chaotic and dangerous security environment. She spoke on "CBS This Morning."

Opinion polls, however, show Obama getting high marks on national security after ending the war in Iraq, drawing down the conflict in Afghanistan and ordering the killing of terrorist leader Osama bin Laden.

Romney made his debut at the convention two days before his own speech, rousing the crowd into cheers as he took the stage briefly to share a kiss with his wife after she spoke. Ann Romney's prime-time speech was in large measure an outreach to female voters as she declared her husband "will not let us down" if elected president.

Her tone was intimate as she spoke about the struggles of working families: "If you listen carefully, you'll hear the women sighing a little bit more than the men. It's how it is, isn't it? It's the moms who always have to work a little harder, to make everything right."

Obama's allies did their best to counter Romney and the Republicans.

First lady Michelle Obama traveled to New York to promote her healthy-living initiatives while visiting "The Dr. Oz Show" and Rachael Ray's talk show. The programs will air next month, closer to the election.

Mrs. Obama also was making a guest appearance on Wednesday's "Late Show with David Letterman."

Los Angeles Mayor Antonio Villaraigosa, dismissing GOP attempts to woo Hispanic voters, said: "You can't just trot out a brown face or a Spanish surname and expect people are going to vote for your party or your candidate." He added, "This is a party with a platform that calls for the self-deportation of 11 million people."

Hispanics strongly favor Obama, according to public polls, and Romney and his party have been seeking to win a bigger share of their votes by emphasizing proposals to fix the economy rather than ease their positions on immigration.

Polls find the economy is overwhelmingly the dominant issue in the race and voters narrowly favor Romney to handle it. In an AP-GfK poll taken Aug. 16-20, some 48 percent of registered voters said they trust Romney more on economic issues, to 44 percent for Obama. However, a Washington Post-ABC News in the days immediately before the convention found that 61 percent of registered voters said Obama was more likable, while 27 percent said Romney.

Locations: What are the places you plan to kayak in freshwater lakes, ponds, small rivers and streams or plan on fishing in the ocean and launch through the waves? How are you thinking about getting the kayak to the water? All these factors are critical when choosing a kayak.

Fishing methods: Consider the type of fishing method using artificials, bait or both? Do you use live bait or dead bait? How to prepare the anchor and chumming? The kayak you choose should suit your style of fishing.

Storage of fish: If you like having your house estimated catch then you need a place to keep your fish. Not a concern if you catch only small fish, big fish but if interested, you can be a problem. You must consider where to save the trick? Is there enough room in the kayak?

Types of kayak: There are two main types of recreational kayaks, sit inside and sit at the top, commonly known as SIK and SOT. A sit-inside kayak puts you inside the ship, with the cover that covers your feet, and the sides are taller ships. A sit on top kayak is a vessel sealing the paddler sits on top, nothing that covers the legs, and not expensive. A SIK gives you a drier ride, but if water was coming over the deck, the boat filled with water, and could not be drained with the pilot in it. Speed: Longer kayaks are narrower and faster. Sikhs tend to be faster but there are plenty of fast SOT is also available. Speed is important only if needed. If you are fishing in small, protected area, the speed is not essential. But if you are fishing in a river of great bay or ocean and the need to cover long distances, speed is essential.

Easy to handle: Being able to maneuver the kayak is as important as knowing what kind of gear to take and what kind of bait to use. When fishing in small streams or narrow estuaries, the move is important. Some kayaks do this very well. A shorter SOT or SIK will suit you best if this type of environment. In the great waters by a sharp turn is usually not crucial for a kayak is not a problem.

IRD Celebrates Successful Year - New Zealand Taxation ...

New Zealand flagThe Inland Revenue Department has seen significant success in fighting tax evasion over the last 12 months, uncovering millions of dollars of tax discrepancies and recovering unpaid student loans.

Last week the Inland Revenue Department released its annual Compliance Focus report, detailing the Department?s efforts to improve tax compliance in the country throughout the last 12 months. Throughout the last year the Department has uncovered approximately NZD 135 million of discrepancies on tax returns, with nearly NZD 44 million of economic activity which was previously undisclosed and part of the hidden economy.

The IRD?s efforts to increase repayment of student loans has also seen success, with the Student Loan Overseas-Based Borrowers initiative resulting in NZD 27.4 million in extra repayments since its launch in October 2010.

As part of its ongoing efforts to increase compliance and weed out tax evasion, the IRD is ?using increasingly sophisticated methods to help customers do the right thing and identify the small number of taxpayers deliberately operating outside of the tax rules.?

The Department?s success has been attributed to a greater access to electronic tools to help check customers? data against information provided by tax authorities overseas and private organizations from around the world.

Through its administrative systems, the Inland Revenue Department has also been able to identify individuals who have filed false claims for Child Support and Working for Families entitlements.

Romney's convention: Big storm, rape controversy

TAMPA, Fla. (AP) ? His Republican National Convention curtailed by a threatened hurricane, Mitt Romney conceded Sunday that fresh controversy over rape and abortion is harming his party and he accused Democrats of trying to exploit it for political gain.

"It really is sad, isn't it, with all the issues that America faces, for the Obama campaign to continue to stoop to such a low level," said Romney, struggling to sharpen the presidential election focus instead on a weak economy and 8.3 percent national unemployment.

His comments came as aides and party officials hurriedly rewrote the script for the convention, cut from four days to three because of the threat posed by approaching Tropical Storm Isaac. The storm is forecast to gain hurricane strength as it churns through the Gulf of Mexico but to pass well west of the convention city.

The revised schedule included a symbolic 10-minute session on Monday in a nearly empty hall, during which officials intend to launch a debt clock set to zero. The political objective is to show how much the government borrows throughout the convention week.

Officials did not rule out further changes because of the weather, and sidestepped when asked what might happen if, as seemed possible, the storm made landfall in the New Orleans area on the seventh anniversary of Hurricane Katrina. That storm killed 1,800 people and devastated the city.

"We're 100 percent full steam ahead on Tuesday," said Reince Priebus, chairman of the Republican National Committee, expressing confidence the one-day delay would be the extent of the cancellations.

Despite concerns about the weather, a mammoth pre-convention celebration went on as planned Sunday night, attended by thousands of delegates and others who flocked to the Rays major league baseball stadium turned into a party venue in nearby St. Petersburg.

Priebus said Romney's nomination would take place on Tuesday, as would approval of a conservative party platform.

The former Massachusetts governor delivers his acceptance speech Thursday night before a prime time TV audience, then sets out on the final leg of a quest for the presidency that spans two campaigns and more than five years.

Polls make the race a close one, with a modest advantage for President Barack Obama.

For all the Republican attempts to make the election a referendum on the incumbent's handling of the economy, other events have intervened.

An incendiary comment more than a week ago by Rep. Todd Akin, the party's candidate for a Senate seat in Missouri, is among the intrusions. In an interview, he said a woman's body has a way of preventing pregnancy in the case of a "legitimate rape." The claim is unsupported by medical evidence, and the congressman quickly apologized.

Romney and other party officials, recognizing a political threat, unsuccessfully sought to persuade Akin to quit the race. Democrats have latched onto the controversy, noting not only what Akin said but also his opposition to abortion in all cases.

"Now, Akin's choice of words isn't the real issue here. The real issue is a Republican Party ? led by Mitt Romney and Paul Ryan ? whose policies on women and their health are dangerously wrong," said a recent letter from Debbie Wasserman Schultz, the chairwoman of the Democratic Party.

The party also posted a Web video that emphasizes the Republican Party's opposition to abortion and digitally alters the Republicans' "Romney-Ryan" logo to say "Romney Ryan Akin."

Interviewed on Fox, his comments broadcast on Sunday, Romney said the controversy over Akin "hurts our party and I think is damaging to women."

Romney spent the day in New Hampshire where he has a summer home. Aides said he was spending part of his afternoon practicing his convention speech with the use of a teleprompter.

Delegates marked time as the storm raked the Florida Keys to the south of the convention city en route to a projected landfall along the Gulf Coast.

"Somebody raised the prospect of marathon Monopoly. I favor the game Risk, but we'll see," said Tom Del Beccaro, chairman of the California delegation. I think people will just be ready for Tuesday and be pretty energetic then."

Hundreds of miles away, Romney said he was concerned for the safety of those who "are going to be affected" by the storm, which is predicted to worsen into a hurricane as it heads for landfall along the Gulf Coast.

In a presidential race defined by its closeness, Republican office-holders past and present said the party must find a way to appeal to women and Hispanics, and they said the economy was the way to do it.

"We have to point out that the unemployment rate among young women is now 16 percent, that the unemployment rate among Hispanics is very high, that jobs and the economy are more important, perhaps, than maybe other issues," said Arizona Sen. John McCain, who lost to Obama in 2008.

Former Florida Gov. Jeb Bush agreed, saying that Romney "can make inroads if he focuses on how do we create a climate of job creation and economic growth." If he succeeds, "I think people will move back towards the Republican side," Bush added.

Obama leads Romney among women voters and by an overwhelming margin among Hispanics, but he trails substantially among men.

The result is a race that is unpredictably close, to be settled in a small number of battleground states.

An estimated $500 million has been spent on television commercials so far by the two candidates, their parties and supporting outside groups, nearly all of it in Florida, North Carolina, Virginia, New Hampshire, Ohio, Iowa, Colorado and Nevada. Those states account for 100 electoral votes out of the 270 needed to win the White House.

Republicans have made no secret that they are eager to expand the electoral map to include Pennsylvania, Michigan, perhaps running mate Paul Ryan's Wisconsin and even Minnesota, states with 68 electoral votes combined.

All four are usually reliably Democratic in presidential campaigns. Yet Romney has a financial advantage over the president, according to the most recent fundraising reports, and a move by the Republicans into any of them could force Obama to dip into his own campaign treasury in regions he has considered relatively safe.

Making his case for the support of female voters, Romney said in the Fox interview: "'Look, I'm the guy that was able to get health care for all of the women and men in my state. ... 'I'm very proud of what we did."

It was a rare voluntary reference to the legislation he signed as governor of Massachusetts that required the state's residents to purchase coverage, the sort of mandate that is at the heart of Obama's federal legislation that conservatives oppose and Romney has vowed to see repealed.

Romney added that the state law was put into place "without cutting Medicare, which obviously affects a lot of women."

That was a reference to the federal law, which cut more than $700 billion in projected Medicare costs to help provide health care to millions who could not otherwise afford it.

Medicare generally favors Democrats as a political issue, but Romney has aggressively sought to cut into that advantage. He released a new television ad criticizing Obama's handling of the program with a catchphrase of "It ain't right."

The streets around the convention hall were crowded with police, National Guard and other security officials, who manned checkpoints in squads rather than individually.

A few hundred protesters gathered in a park about a half-mile from the convention vowed to make their point regardless of Tropical Storm Isaac. They set out large blocks of ice spelling out the words "middle class," and left them to melt on a warm, humid day, a gesture meant to signify middle class disappearance in a tough economy.

Bush and McCain were interviewed on NBC, and Priebus spoke on CNN.

A number of Communications science students from Unisa and Tshwane University of Technology braved the cold weather last Tuesday to attend the 12th annual Media Conference hosted by Communications Students Association (COMSA) in conjunction with the Department of Communication Science held at Unisa`s ZK Mathew?s and broadcasted live by Unisa Radio.

Kgaugelo Moema COMSA?s Chairperson welcomed the guests and the students and expressed the theme of the conference Mapping the Digitalization of Communication and guest speakers dived more into the subject matter and addressed the development of Digitalization, it?s competiveness, the trends shaping digitalization within the communication field and the impact of Digitalization in the communication disciplines.

?The Deputy Chair of the Department of Communication Sciences, Professor Elize Terblanche spoke about the impact of Digital Media and the influence cellphones have in our lives.

Executive Dean of the College of Human Sciences, Prof Rosemary Moeketsi opened the conference by making reference to the Olympics with emphasis on World Champion athlete, Usain Bolt who? she says went into the race with a goal, that which was to do business. ??As Unisa students faced with the mighty challenge of studying from a distance and basically left to our own devices, what lessons do you learn from this star athlete? Dear students, I stay motivated by young, accomplished people like yourselves and Usain Bolt and I have all the confidence that you will keep your eye on the qualification you have enrolled for. The Dean of students, Convey Baloyi expressed his appreciation for student associations such as COMSA and how these play a major role at Unisa. ?When we see COMSA growing, we get inspired. At Unisa, we have a student affairs and one of the things we do is to encourage students to succeed and impact society. We also encourage students to form these kinds of associations so that we also encourage and assist them to function intellectually. As we journey together, let us be encouraged,? said Baloyi.

Arthur Goldstruck from Worldwideworx gave a short history of e- South Africa and quoted ?The Digital participation curve reveals that the average internet user needs to be online for five years or more before engaging actively with high-level applications like online retail and interactive participation.?

Shalate Davhana from Huawei Technologies Africa said, ?Material needs to be digitised so that it is accessible through your PC as a journalist though we still have a challenge in terms of information on a digital scale.?

Sipho Masingo from the SABC said ?Digitalisation is a growth for the field. It means more jobs for students and an expulsion for the field.

Joe Tlholoe from the SA Press Ombudsman said, ?We cannot predict where this wave is going to take us to. The quality of communication depends on the values of both the receiver and the recipient. It is crucial for us to use the values when we use technology as we ride this wave of communication.?

Dr Julie Reid, Lecturer at Unisa?s Communication Science Department said, ?My main concern is how media users underground are going to be affected by all this. Millions of rands are spent on digitalisation instead of being spent on relevant matters.?

Students were treated with entertainment during and after the conference, the entertainers included singer Dedre Cupido and Penpals Poerty. This is what students had to say about the event:

?I have learned the different types of social networks prevalent today. Presentations like these are valuable because Unisa does not offer face- face contact. There should be forums like these frequently so that students are able to interact,? said Minkie Chaawe, 3rd Year Communication Science student.

Pricing Your Home in Today's Market | Hawaii Real Estate - A ...

With the real estate market turning around, pricing a home today is as much an art as a science. As inventory gets tighter and overall prices climb higher, many sellers have the opportunity to set higher asking prices.

The challenge lies in finding the right price ? one that will entice the largest number of buyers to consider the property and secure the best price or terms for the seller.

<B>THE 3 CS: COMPS, CURRENT LISTINGS, CHARACTER</B>

?To evaluate market value, we begin by analyzing recent comparable sales activity,? says Scott Higashi, vice president of sales at Prudential Locations. ?This is called the comparative market analysis or CMA.?

?A CMA analyzes the actual selling prices of other homes, not just the asking prices. These provide the most current indication of market activity. If a neighborhood has a significant number of sales, this indicates growing value and may open the door to higher pricing.

?Buyers? perception of market value is relative to recent sales of comparable properties,? Higashi continues. ?It may be influenced by how long they have been looking or whether they have been outbid on similar properties. Pricing correctly to the market, taking into account subtleties such as curb appeal, location, view and improvements, is key.?

Jodie Tamaye has been in real estate since 2003, when she first started out with Castle & Cooke Realty, Inc. in Mililani. That early experience is invaluable to her now as an agent with Prudential Locations, because she knows the homes in Mililani inside and out. ?One of the biggest values I bring my clients is to help them understand how their property compares to what?s currently on the market.?

This is where ?character? comes into play. ?You want to set a good price, but you don?t want to overprice,? she says. ?I look at comps and current listings, and I look for unique aspects of the home that can differentiate it or command a higher price. It?s really important to know both the competition and the current market activity. For example, the inventory in Mililani Mauka is very low and it?s a very desirable area. Low inventory with high demand equals higher prices.?

Tamaye warns of the dangers of overpricing. ?Statistics show that it?s better to price well from the beginning. If you overprice, you?re likely to end up with a sale that?s lower than if you?d priced appropriately at first.?

This is because broker and buyer interest is at its highest when a home is first put on the market, Higashi explains, and interest remains high during the first four weeks. If a property is priced too high during this key period, it won?t attract the right buyers.

<B>ATTRACTING THE MOST BUYERS</B>

Prudential Locations hired Ward Research to conduct an independent study of Hawaii homeowners to find out how they found their home. The results revealed that the Internet played almost as large a role as real estate agents: 36 percent of buyers found their new home via the Internet, while just 3 percent more (39 percent) found their home through their agent.

Knowing this, Realtor associate Carlin Yamashita targets these two sources of information to attract the largest number of buyers to his clients? homes. ?I reach out directly to the agents who have made 100 percent of the sales in that neighborhood through multiple methods of contact.?

To get homes directly in front of buyers searching the Internet, during the first week a home is on the market, Yamashita uses his firm?s proprietary technology to contact all Prudential Locations? clients looking for homes that match his seller?s property, and he offers to schedule a viewing with them. He also works with his firm?s online marketing manager to ensure the best Internet exposure for his homes, taking into account search engine optimization and placement on other real estate websites.

Tamaye agrees that online technology is critical for today?s sellers. ?Agents now have the ability to gather up-to-the-minute information on a neighborhood?s current market activity, which is so important to setting the best price,? she says. ?Then, through technology, we can reach out to the largest buying audience. The more people who see the property, the higher the potential to get the most offers and to make the best sale.?

A group of senators are pressing Majority Leader Harry Reid, D-Nev., to allow a vote on a package of tax relief extensions set to expire this year, including one involving mortgage principal forgiven in loan modification or short sale.

Homeowners who receive a principal reduction or a short sale next year will be required to pay taxes on the debt forgiven if Congress does not extend the Mortgage Debt Relief Act of 2007. The law expires Dec. 31. Up to $2 million of reduced debt can be excluded from taxable income under an extender package to be introduced in the Senate early next week.

The Senate Finance Committee passed the Family and Business Tax Cut Certainty Act, which would extend the tax relief through 2013, by a 19-5 bipartisan vote earlier in the month. (Read a summary of the bill here).

The Hardgainer Solution Part 1: Weight Training for Skinny Guys to Build Size Fast

Few things feel less masculine than being rail thin, not being able to fill out a small sized tee shirt, and being so weak that if you could somehow attract a girlfriend she?d be able to beat you in an arm wrestling match.

Such is the plight of the hardgainer.

Hardgainers are typically on the extreme end of the ?type A? personality spectrum. They?re energetic (borderline hyperactive), tend to over-analyze things and have a lightning fast metabolism.

Some have a small, but noticeable amount of muscle, while others have what?s known as ?skinny-fat syndrome?.

Nevertheless, they all have one thing in common: the need to build muscle, and build it fast!

In this article, which is part one in a two part article series, I will break down the common training mistakes that prevent hardgainers from adding slabs of new muscle to their frames and will provide a training regimen specifically catered to the needs of the hardgainer.

HardgainerBad Information and Useless Instruction

When we want to achieve anything in life it makes sense that we would seek guidance from those who?ve achieved whatever it is we?re hoping to accomplish. To a hardgainer this translates into picking up a copy of the latest muscle mag containing a workout plan that promises ?sleeve ripping arms?.

And since the guy that wrote the program has 20? arms, you think you can trust what he tells you. Never mind the fact that he?s pumping his body with anabolic steroids.

He gives you a plan that has you working your arms 5 days a week with mostly isolated movements that leave you barely able to lift your backpack because you?re so sore the next day. The worst part is that your arms are still the same size 4 weeks later!

After 4 weeks of killing yourself with nothing to show for it you begin to think that you?re genetically destined to be skinny and weak forever.

Gaining size and strength doesn?t come from blasting your muscles into oblivion. It comes from the right combination of training, nutrition and recovery.

We?re going to cover the training aspect throughout the remainder of this article, with the elements of nutrition and recovery being covered in the next article.

Before we get into the specifics of training for fast muscle gains I want to quickly address the problem of having unrealistic expectations.

Unrealistic Expectations

Because a hardgainer?s desire to build muscle is so intense they will often feel like a failure if they haven?t built a set of arms like Arnold after a month or two of training.

You should absolutely expect results. After all, nobody wants to train firm for weeks on end with nothing to show for it. However, you need to have the proper perspective.

Arnold?s bulging arms were the result of more than a decade of consistent training and admitted intermittent steroid use.

You should absolutely expect results, but you can?t expect to do in 2 months what takes professional lifters ten years to accomplish. Besides, if you built muscle that fast you?d end up with a myriad of injuries as your tendons and ligaments wouldn?t have enough time to adapt.

That being said, by implementing the instructions I?m going to share with you, you absolutely can make significant muscle gains every month.

The Hardgainer Training Plan

Weight training for a hardgainer isn?t really any different than the weight training regimen that should be used by anyone else desiring to build muscle mass.

Many beginners make the mistake of doing hyper-targeted training exercises, like isolation curls, lateral shoulder raises and hamstring curls. These lifts are not nearly as effective for growth as compound lifts, such as squats, dead lifts, bench presses and power cleans.

Compound lifts train multiple muscle groups at once, activate a greater cross sectional area of muscle fibers and provide a hormonal response that?s unrivaled by isolation movements.

The most important lift for any hardgainer is the squat. Squats activate more muscles than any other lift and lead to a greater testosterone response as well.

In other words, hardgainers need to squat often.

In the next article I will cover the aspect of training frequency in greater detail, but here is a hardgainer weekly training plan that will allow you to build muscle as fast as possible:

Make sure that as you grow stronger you are adding to the weights that you?re using for each lift. A good way to gauge when it?s time to add weight is if you can do 6 reps.

If you never add weight to your lifts your muscles will never be forced to adapt and will not grow!

You have to continually push yourself to performing more weight as often as possible. The more weight you can push, the larger your muscles will get.

Of course, training is only half the battle, as your body will also require the nutrition necessary for muscle growth.

Romney Plan 'Could Be Positive' for Oil Services, Drilling Cos

Republican Presidential nominee Mitt Romney's proposed energy plan could be positive for the oil services and drilling industry, with its goals of streamlining and improving the permitting process, opening up new areas for drilling and boosting overall drilling activity, according to a recent research note from Barclays Capital.

Seismic companies and eventually offshore drillers could benefit from Romney's plan to open acreage offshore Virginia and the Carolinas for exploration, Barclays analyst James C. West said in the Aug. 24 research note.

Barclays views as favorable Romney's plan for approving permits for seismic surveys to "immediately update decades-old information", as well Romney's call for collaboration with Canada and Mexico on geological data and requiring onshore domestic geological and geophysical data to be shared with the Interior Department.

"We view recently enacted and forthcoming regulations as supportive for stimulating offshore activity in light of the heightened safety conscious post-Macondo world, and see little scope for these to be overtuned regardless of the election outcome," said West, referencing an Aug. 21 research note.

In the Aug. 21 note, Barclays analysts said they expected high-spec equipment makers and drillers to benefit from recent regulatory developments, such as the Bureau of Safety and Environmental Enforcement (BSEE) issuing its final drilling safety rule.

The final drilling largely cleans up the interim rule through minor edits, with minimal additions or material changes, noted West. The rule also removes language stating operators "must" adhere to certain American Petroleum Institute (API) suggestions, providing greater flexibility for interpretation and limiting adverse unintended operational consequences.

"We think this update will lead to operational improvements in the U.S. Gulf of Mexico and less back and forth between regulators and operators," West said.

Barclays believes industry will keep moving forward with the implementation of its own set of best practices and standards for blowout preventers, even if BSEE misses the cut-off date for issuing a proposed rule this year.

Romney's plan to empower states to oversee energy production on federal lands ? and including language for all-around increased state control ? could elevate the fracking debate in the general election and, if Romney won the presidential election, would help quell questions surrounding hydraulic fracturing being regulated by the U.S. Environmental Protection Agency, West said.

Two energy industry groups, the American Petroleum Institute (API) and the Western Gas Alliance (WEA) on Thursday applauded the plan.

API President and CEO Jack Gerard on Thursday said proposals such as Romney's that promote the safe production of more domestic energy are critical to the nation's economic future, providing economic stimulus and job creation.

"The proposals released [Thursday] by the governor will assist in encouraging that public conservation on how more North American made energy can be an economic game changer," Gerard said in a statement.

Gerard pointed to results from a recent API poll that showed more than 70 percent of U.S. voters favor increased access to U.S. oil and gas resources, believing it will lead to more U.S. jobs and lower energy costs.

Denver-based WEA applauded the plan, saying that Gov. Romney's plan "recognizes that empowering states, rather than imposing a one-size-fits-all government approach, is the right way to increase American energy, create jobs, and grow the economy" said Kathleen Sgamma, vice president of government & public affairs for WEA.

"By empowering states and modernizing bureaucratic processes, our nation can unlock energy resources on non-park, non-wilderness federal lands while achieving a better balance between economic growth and environmental protection," said Sgamma.

T. Boone Pickens told CBSNews on Thursday that he was disappointed that Romney didn't mention natural gas, noting that the United States has more natural gas than any other country in the world.

While Romney's proposed energy plan mimics efforts in Congress, the fact that Romney has tried to set tangible goals by specific dates sets it apart from other initiatives. However, it may very well be more talk than anything else, a trend also seen in Congress, said Andrew Schrage, co-owner of the financial website Money Crashers.

Schrage notes that Romney's promises of adding 3 million jobs, significantly reducing the unemployment rate and increasing the U.S. economy by approximately $500 billion, are long-term goals at best.

Romney's claim that opening government lands for drilling would result in trillions of dollars in revenue contradicts a recent report from the Congressional Budget Office that the revenues created by more access to federal lands would be closer to $7 billion.

Romney's plan to reduce government regulation should be easy to implement.

"In a nut shell, I think the general basics behind Romney's politics can be implemented," Schrage commented. "I'm just not quite sure they'll yield the lofty goals he's currently touting."

The proposed plan can only succeed when combined with some serious energy conservation on the part of Americans, something Romney has not yet discussed.

"And of course, his chance of success in implementing his energy policy also highly depends on who controls the House of Representatives and the Senate," Schrage noted.
